First-time buyers often focus on the down payment and the mortgage, then find out late that they need a homeowners policy before the lender will close. In Florida this step deserves early attention, because coverage, pricing and eligibility depend heavily on the roof, age of the home, location and storm exposure. Start shopping as soon as you have a home under contract.
What a standard homeowners policy covers
Dwelling: the structure of the home.
Other structures: fences, sheds, detached garages.
Personal property: furniture, clothing, electronics.
Loss of use: temporary living costs if the home cannot be lived in after a covered loss.
Personal liability: protection if someone is injured on your property.
What it does not cover by default
Flood damage is generally excluded from a standard homeowners policy and requires a separate flood policy. Wear and tear, neglected maintenance and some water damage are also excluded or limited. Ask your agent to explain the exclusions in plain language before you sign.

Under contract: request quotes from an independent agent.
After inspection: share roof, electrical and plumbing findings with the agent, since they can change eligibility.
Before closing: choose a policy and pay the first year's premium or set it up as required by the lender.
At closing: provide proof of insurance to the lender.
After closing: review coverage annually and update it when you make improvements.
